Districts in the center with a high density of apartments used for tourism have temporarily lost value in the wake of the pandemic, because the remaining local demand tends to push into the outer districts (“into the green”). But with the foreseeable end of the travel restrictions, international buyers will reappear and the value development will continue in the center. Urban development projects also make their contribution, which are preferably promoted in the districts close to the center.

Budapest 8. Bezirk - Neubauten am Corvin Negyed

In recent years, a completely new district has emerged near Corvin Platz, with numerous high-quality residential and office complexes, a wide range of restaurants and a modern shopping center. All in all, an enormous improvement for the 8th district.

District I - The Castle District

The “Várkerület” is the historical part of the Buda side of the city. Here you will find old streets, medieval walls and famous thermal and medicinal baths such as the Gellert Bad on the hill of the same name. This hilly side of the city is also suitable to escape the tourist crowds of the 5th district and to enjoy some nature.

District II - Rose Hill

Real estate prices in District II are the highest in Hungary. Spectacular views and clean air have drawn Budapest’s elite to this area since the 1990s. Numerous embassies are housed in this quarter – in old villas. This goes hand in hand with private schools, international schools and kindergartens.

In the landscape of mountains and hills, there is a forest area that covers 14 km² of the total area of 36 km². Nevertheless, the center of the capital is easy to get to.

A notable new project is the Millenáris Park in the immediate vicinity of the lively Széll Kálmán tér: a former factory site that has been converted into a cultural center with various halls and a park.

District V - Inner City (Bélvaros)

Located directly on the Danube, the 5th district is the heart of the city and at the same time the political, financial, commercial and tourist center of the country. The chic Fashion Street in Deák Ferenc utca and the shopping street in Váci utca make the area an investment hotspot in downtown Budapest.

District VI - Theresienstadt

Lively Terézváros is home to the Hungarian State Opera and tree-lined Andrássy Street, also known as “Hungarian Broadway”. The famous boulevard leads to Heldenplatz, another important sight. In addition to numerous theaters and museums, you will also find first-class restaurants, cafes and bars here.

District VII - Elisabethstadt

Erzsébetváros is a diverse district with a rich Jewish history and a contemporary, lively atmosphere. It was once part of the Jewish ghetto and is still home to numerous kosher shops and the gilded synagogue in the Moorish style.

Also: authentic restaurants, grocery stores, ruin pubs and bars, design boutiques and street art.

Bezirk VIII - Palastviertel

Der 1777 von Maria Theresia gegründete innerstädtische Bereich ist auch bekannt als “Palastviertel”, wo die wohlhabenden Bürger Budapests im 19. Jahrhundert mit prunkvollen Gebäuden wetteiferten. Hier befindet sich neben dem Nationalmuseum ein ausgedehntes Universitätsviertel, darunter auch die deutschsprachige Andrassy Universität.

Umfangreiche Entwicklungsprojekte wie z.B. die Neuentwicklung des Corvin Viertels sorgen für enorme Dynamik in diesem Bezirk.

District IX - Ferencváros

The local government is also doing renovations with a number of cafes and bars in this district, notably on Ráday Street. Most (12) colleges and universities of Budapest are located in this district. Many overseas students need apartments to rent close to public transport.

District XI

The most extensive and promising investment area is the development of the residential and commercial complex BudaPart on Kopaszi-gát. It is a popular amusement park on the banks of the Danube in District XI., On the Buda side.

The long-term project started in 2016 and will be completed within 8 to 10 years when a whole new neighborhood with apartments, offices, shops and restaurants will emerge.

BudaPart is one of the largest private construction projects in Europe. The development on 1.5 million m² is carried out by the Danish city planning company Adept.

This small green oasis on the banks of the Danube is easy to reach by public transport and offers all the attractive properties that property buyers are looking for:

  • good location
  • lots of green for sport and recreation,
  • Apartments of different sizes.

Another great gated community is Sasadliget , also in District XI.

District XIII - Ujlipótvaros

The quiet residential area of Újlipótváros extends around the charming Pozsonyi út street with many bookshops, galleries and cafes.

On the banks of the Danube is the Szent István Park with adjoining apartment buildings in the Bauhaus style and a view of the Margaret Island opposite.

Residents and visitors alike appreciate the Újlipótváros area for its great shopping areas.
