Three fully equipped apartments have been created from a classic period property in Budapest - with their own entrance, fully furnished and immediately rentable. If desired, with our full service for letting and management.

The finished product

Turnkey and high quality – see for yourself.

This inspection video is aimed at tenants and takes you through Unit 2 in its finished state. The tenants are still abroad at the time the contract is concluded - these inspections are an important decision-making criterion for them.

About the available units

Historical substance - fully developed

Turnkey, broadly lettable, realistically calculated.

The Népszínház 27 project offers turnkey apartments with wide rental potential, immediate cash flow and realistic returns. The units impress with their high-quality furnishings and strong micro-location.

01

Broad target group

The furnished apartments appeal to several target groups: demanding students, international young professionals and expats. This noticeably reduces the rental risk.

02

Instant cash flow

The apartments will be handed over turnkey with design furnishings, a kitchen and air conditioning. A months-long renovation and setup phase is completely eliminated.

03

Ideal connection

Very good connection to the M4 and quick access to important study and work locations. Ideal for international medical students, semester abroad and remote workers who appreciate the flair of Budapest.

In the co-investing model, you become part owner of the entire apartment and are included in the land register according to the percentage of the area. All questions regarding the distribution of costs, use, allocation of the units and the purchase/sale procedure between the co-owners are regulated via a notarized agreement.

Rental & yield scenarios

Only the rental potential makes the investment.

A finished apartment only becomes a good investment if it can be easily and permanently rented out. The apartments appeal to several target groups: demanding students, young professionals and expats who are looking for a high-quality furnished apartment with reliable care.

Due to the academic calendar, year-round occupancy is common, even when tenants change. The apartments are particularly attractive to medical students, who often stay for several years.

Frequently asked questions

What buyers want to know.

Who takes care of the letting and management - and how much does it cost?

As the owner, you are free to decide whether you want to manage the apartment yourself or commission us to do it for you. If desired, we can take over the complete administration, tenant contact, new letting and a reliable SOS service.

Our model is 100% success-dependent: you incur no costs in unrented months. Ongoing administration including tenant support and SOS service amounts to 10% of the net rent. We charge a net rent for finding a new tenant (in the first year of the contract). For shorter terms, this fee is reduced proportionately.

Which tax regulations apply to foreign buyers?

Important: The following information does not replace individual tax advice. Please consult your tax advisor.

For many European buyers, Hungary's double taxation treaties mean that rental income is generally taxed in Hungary. The exact treatment depends on your tax residence and personal situation. In Hungary, flat-rate taxation of 13.5% or standard taxation of 15% with deductible depreciation and costs may be available.

How quickly can the apartment be rented out after purchase?

The apartments are generally handed over in such a way that they can be rented out immediately. The actual speed depends on the timing and the chosen target group.

When renting to students, the start of the semester (February and September) is crucial. For working people, expats or other target groups, a quick rental is often realistic even outside of these times. We support you in this.

What is the specific process from purchase to takeover?

After reaching an agreement, we will arrange an appointment with the Hungarian notary/lawyer of your choice (our partner lawyer is fluent in English and Hungarian). A deposit of 10% of the purchase price (via bank transfer) is usually due at this appointment.

The remaining 90% will only after complete completion due. You can therefore withhold the final payment until you have personally convinced yourself of the flawless performance on site.

After receipt of the final payment, the lawyer arranges for the entry in the land register. At the same time, we will create a detailed handover protocol with you, including key handover.

How high are the additional costs when purchasing and operating?

When purchasing The following additional costs apply: real estate transfer tax 4% of the purchase price (due a few months after the land register entry), lawyer/notary fees approx. 0.75% of the purchase price, broker's fee 3.5%.

Operational covers almost all of the tenants’ costs. Guide values: Housing benefit (regardless of consumption) approx. €1 per m², internet approx. €20 per month, electricity (average) approx. €50 per month.

These values are estimates from our many years of operational practice. Upon request, we can provide you with much more precise calculations for specific objects.
