What buyers want to know.

Who takes care of the letting and management - and how much does it cost?

As the owner, you are free to decide whether you want to manage the apartment yourself or commission us to do it for you. If desired, we can take over the complete administration, tenant contact, new letting and a reliable SOS service.

Our model is 100% success-dependent: you incur no costs in unrented months. Ongoing administration including tenant support and SOS service amounts to 10% of the net rent. We charge a net rent for finding a new tenant (in the first year of the contract). For shorter terms, this fee is reduced proportionately.

Which tax regulations apply to foreign buyers?

For many European buyers, Hungary's double taxation treaties mean that rental income is generally taxed in Hungary. The exact treatment depends on your tax residence and personal situation. In Hungary, flat-rate taxation of 13.5% or standard taxation of 15% with deductible depreciation and costs may be available.

How quickly can the apartment be rented out after purchase?

The apartments are generally handed over in such a way that they can be rented out immediately. The actual speed depends on the timing and the chosen target group.

When renting to students, the start of the semester (February and September) is crucial. For working people, expats or other target groups, a quick rental is often realistic even outside of these times. We support you in this.

What is the specific process from purchase to takeover?

After reaching an agreement, we will arrange an appointment with the Hungarian notary/lawyer of your choice (our partner lawyer is fluent in English and Hungarian). A deposit of 10% of the purchase price (via bank transfer) is usually due at this appointment.

The remaining 90% will only after complete completion due. You can therefore withhold the final payment until you have personally convinced yourself of the flawless performance on site.

After receipt of the final payment, the lawyer arranges for the entry in the land register. At the same time, we will create a detailed handover protocol with you, including key handover.

How high are the additional costs when purchasing and operating?

When purchasing The following additional costs apply: real estate transfer tax 4% of the purchase price (due a few months after the land register entry), lawyer/notary fees approx. 0.75% of the purchase price, broker's fee 3.5%.

Operational covers almost all of the tenants’ costs. As a guide: housing benefit (regardless of consumption) approx. €1 per m², internet approx. €20 per month, electricity (average) approx. €50 per month.
