Short-term rental is a popular model in Budapest, even though it is currently restricted (no new licenses will be issued until 2027) - if you do not have a license, the apartment must be targeted to other groups.

Medical studies, semester abroad at one of the more than 30 universities in Budapest. In total, there are around 34,000 international students looking for a room or apartment near the universities, usually for 6-12 months.

Executives sent to Budapest by international corporations on temporary contracts - they are looking for furnished apartments and houses. They have a higher budget, but also corresponding demands in terms of location and quality of living.

Young professionals

Young adults who either work freelance or for international companies, management consultancies, etc. and usually have temporary contracts. The "digital nomads" are also part of this group - they like to live as centrally and conveniently as possible.

1. our own German-language rental platform for Budapest

We present our customers’ properties on our own platform BudapestRoomRentals.com. Whether it’s a room in a shared flat or a single apartment, we make sure that interested parties find everything they need to make a decision – even if they are not on site.

The platform is integrated into our digital processes, which ultimately lead to a digitally signed, legally valid rental agreement.

Professional photos and video inspections of the apartment are included in the “Premium” package and have two remarkable effects:

  1. We achieve higher rents and still get more serious interested parties
  2. The higher rents mean that we generally get better tenants who treat the property more responsibly

3. Marketing online and offline – tailored to the target group

We find tenants where they are and where they are looking. These can be specialized websites, ads on Facebook Marketplace, referral marketing, but also YouTube, Instagram, TikTok & co. We show presence and quickly get into personal contact with interested parties.

We also work with partners to professionally cover other target groups: e.g. for short-term rentals, expats, digital nomads and young professionals.

4. Choose the right tenants

Through tried and tested selection criteria, personal interviews, digital contracts with parental guarantees and contracts with fixed terms, we try to rent the apartment 12 months a year on the one hand, and to find tenants who are attentive and reliable on the other.

We pay close attention to returns, but not at any price: if we can’t find suitable candidates, we’d rather leave an apartment or room empty for a month than take unnecessary risks.

These videos take you through the neighborhood in which the apartment is located. After all, it’s not just the apartment that determines whether someone will feel at home here. Parents in particular often want to know which neighborhood their daughter or son will be living in.

Administration

We represent you - with tenants, authorities, local companies

We take care of all day-to-day tasks relating to the apartment and its tenants. This means you can rent out your Budapest property from anywhere in the world and never have to be on site.

1. for a good relationship with the tenants – and a good condition of the apartment

We are in contact with tenants both on site and online via dedicated chat channels and respond quickly if there are any problems. Whether it’s the heating boiler, electricity, internet, drains or water pipes: a quick response and rapid resolution of problems are important – for the satisfaction of the tenants as well as for the condition of the property.

For medium-sized to large shared flats, we also send a cleaning team every two weeks to clean the communal areas and report back to us. The service is therefore not only a benefit for the tenants, but also an insurance policy for the owner.

2. administration and support: we are the bridge between you and the local companies and authorities

If you do not have a native-level knowledge of Hungarian, nor would you like to, communication and correspondence relating to the property is a challenge that we are happy to take on for you. Utility bills, letters from the property management company, condominium meetings, on-site meter readings and much more that arises in a rented condominium.

By the way: we only charge our service as a flat-rate share of the net rent if the property is rented out.

Prices

Our billing model for landlords

Would you like to (continue to) manage the property yourself or simply have peace of mind? Whatever you decide: You only pay us for rented months.

We see it as our responsibility to have the apartment rented out for 12 months a year if possible – if we don’t manage to do this in one month, we don’t earn anything in that month either. This means that both the acquisition of tenants and the actual management and tenant support are paid as a proportion of the rent actually received.

This distinguishes us from other providers who demand one or two months’ rent when a tenancy agreement is signed – even though it is not yet clear whether the tenant will fulfill their contract.

Basic

10% of the net rent

We find the tenants and draw up the contracts – you take care of everything else. Billing takes place on a quarterly basis, based on the actual payments received.

Plus

18% of the net rent

We find and look after the tenants, manage the apartment and represent you in dealings with utilities, property management, etc.

Premium

21% of the net rent

In addition to the PLUS services, we prepare the annual tax return, produce a professional video about the apartment free of charge and also conduct personal viewings with potential tenants free of charge.

Administration

Communication with utility companies and property management. We translate the letters and inform you when actions or decisions are required from your side.

Handling meter reading appointments, replacing meters, chimney sweep inspections, etc. In most cases, this requires our presence on site.

Checking / translating the agenda of the WEG meetings. It is often sufficient to send a vote on one or more items on the agenda to the property management in writing. We will of course help you with this.

Optional: As the meetings are always outside our business hours, attendance is not included, but can be booked separately. Attendance at house meetings, participation in discussion and voting, translation of minutes: 180 euros per meeting

In the case of fixed-term contracts, the contracts (internet, electricity, gas, water) are not for the tenants, but for the landlord.

We offer to take over the utility contracts and/or pay the bills and settle everything directly with the tenants. As a landlord, you then have no contact with service charges and billing.

Our detailed quarterly report shows the income and expenses and calculates the advance tax payment that must be declared and paid each quarter on the basis of the income.

Preparing and sending the personal annual tax return to the Hungarian tax office if it only includes the rental income of the properties managed by us.

Marketing / tenant acquisition

The better the apartment is equipped and furnished to suit the target group, the more successful the rental will be. We make sure that, on the one hand, the necessary equipment features are provided (e.g. kitchen appliances, crockery, cleaning utensils, washing machine, etc.), and on the other hand, the selection also helps to take better photos (furniture and decoration) and contributes to tenants feeling comfortable.

We are not fans of pure home staging, but want to ensure that images and reality match.

We provide advice and compile shopping lists that you can then purchase yourself, or we can do this for you (billed at cost) if you cannot be on site.

Presence on other platforms, use of the relevant social channels (IG, FB, Tk), as well as a network of university and company contacts and relocation agents.

Personal conversations with tenants (and often their parents) by phone or via messenger services such as WhatsApp. This level is important as it builds trust, but also gives us a good impression of whether a potential tenant is suitable for us or the apartment.

Using our own platform, we provide legally compliant, digitally signed and certified contracts and parental guarantees that can be conveniently concluded online.

We have tried and tested tenancy agreements in German and English that are tailored to the rental market in Budapest and cover all important cases. For example, they prevent contracts from being terminated prematurely and inform the tenant about the house rules, which are designed to make living together easier and ensure that the rented property is treated with care.

Photography and image processing, provision of photos for the platform and other advertising channels.

If not included in the package price: 350 euros

Floor plan: If available, we convert floor plans (sketches or old plans) into a modern representation that provides tenants with information about the sizes of the rooms and the layout of the apartment.

If not available, we take measurements in the apartment and create a new floor plan (one-off: 120 euros)

Cinematography, editing, soundtrack, voiceover – in the original either in German or English, with subtitles in the other language.

If not included in the package price: 490 euros

On-site viewings with interested parties by arrangement and if required. Contract processing remains digital (rental agreement and parental guarantees).

Coordination of the appointment with the current tenants and the on-site visit (if not included in the package price: 35 euros per case)

On-site support for tenants

Key handover, briefing, protocol on moving in (once per apartment and season). We document the condition by video recording at the beginning of each season and after completion of renovations.

For shared apartments of 3 or more people, and on request also for smaller apartments, we arrange for cleaning staff to clean the communal areas (kitchen, bathrooms, shared living room) every two weeks or once a month and to look after the apartment. This way, we always find out immediately if something is broken or wrong in the apartment (tenants don’t always get in touch in time).

We pass on the costs of cleaning – but they are usually covered by the tenants’ service charge payments.

SOS Service: Coordination of maintenance and repair work, help with internet connection problems and first level support for other tenant queries (on working days during normal business hours).

Key handover, protocol on moving out (1x per apartment and season).

Assessment of the condition and recording of the necessary repair and maintenance measures.

Coordination of final cleaning (laundry and basic room or apartment cleaning, including windows, curtains and cupboards inside as required).

We ask for bank transfer confirmations or proof of standing orders to ensure that rents are received in full and on time.

We offer a separate account for deposits, through which payments are processed. This means you have no work with the transfers.

Optional: Acceptance of cash payments and forwarding to landlords (30 euros per transaction)
