V. District — Belváros-Lipótváros

Belváros-Lipótváros is the representative center of Budapest: Parliament, Danube promenade, St. Stephen's Basilica, universities, financial district, hotels and magnificent period properties are all close together. The district is elegant, international and immediately recognizable as the heart of the city on many streets. For many foreign buyers, this is where the first strong “wow” impression of Budapest arises.

The strength lies in the central location, the limited supply and the historical substance. Good apartments are rare, houses and microlocations vary greatly, and the price always includes prestige. This scarcity can be very attractive as protection against inflation and for long-term value preservation - if the legal and structural quality of the property is right.

Demand, residents and use

The demand is international and has purchasing power: expats, business travelers, temporary tenants, local owners and tourist users come together here. Student rentals are possible, but usually do not play the main role due to the high price level.

Tourist use is visible, but always needs to be checked closely in terms of regulations and house-related aspects. For new buyers, high-quality long-term rentals, mid-term rentals and expat rentals are often the more resilient options.

For our assessment we take a renovated 60 sqm 2-room apartment without luxury standards and without an absolute prime location. In the V. District, scarcity, house quality, lift, exposure and legal status often shift the bill more than in less central locations.
