The 2nd district shows Budapest from its green, quiet and very prosperous side. Rózsadomb, Pasarét and the locations around Margit körút combine elegant villas, smaller apartment buildings, mature residential streets and proximity to the Danube. Many streets are quiet, green and much more residential than central Pest locations.
Historically closely linked to Buda's civic and diplomatic residential districts. Those who buy here are usually looking for peace, light, greenery and long-term living quality. These properties ensure good value stability – provided the property and micro-location suit the demanding target group.
The connection is excellent near the Danube and at Széll Kálmán Square (Metro 2). Further into the hills, a car is often recommended.
Demand, residents and use
Demand comes primarily from international families, diplomats, expats and upscale local households. Parking, mobility, light, floor plan and house quality play a big role here.
Short-term rentals are not a priority. High long-term rentals and rentals to expats are a much better fit. In sloped locations, accessibility must be assessed realistically.

For our assessment we take a renovated 60 sqm 2-room apartment without luxury standards and without an absolute prime location. In the 2nd district it must be compared with mobility, light, house quality and the expected living comfort.
Short-term rental: 450,000-750,000 HUF (around 1,270-2,120 EUR) as possible gross sales in selected cases - before costs, seasonality and regulation.

District II suits buyers who value living quality, expat demand and long-term stability over maximum short-term rental income. The high starting prices require a convincing property with a good micro-location, a solid building and a clear target group.
Particularly interesting for quiet, high-quality apartments with a family or expat focus. Usually less suitable for simple student models or a pure tourist focus.
In short: One of the most prestigious and greenest locations in Buda - ideal for discerning owner-occupiers and long-term investors.
