So what would the collaboration look like in concrete terms?

Consultation: A (video) call to get to know each other

If you are not currently in Budapest, as we are assuming at the moment, our first stop is getting to know each other and the first consultation via a telephone, zoom or Skype call. We answer your questions and determine what is important to you and what your expectations are.
  • How much do you want to invest?
  • What is your goal with the property – in 3, in 5 and in 10 years?
  • If you want to rent out, what would your dream tenants be?
  • Is rental yield your primary goal, or is it increase in value?
  • Would you like to use the apartment yourself temporarily?
We have already prepared some questions for you in advance so that we can prepare for the conversation with you.

The research phase

We are independent of brokers and therefore do not have to rely on our own real estate portfolio. We search according to your wishes across the entire market for suitable candidates. A curious peculiarity of the local market: apartments are often listed with several brokers and platforms at completely different prices, and in such cases we determine the lowest price and contact the seller directly.

We use our own checklist to see whether there are any exclusion criteria and, if necessary, go even further by contacting the relevant property management company, for example to find out which major construction or renovation measures are planned for the community property.

Tour of the favorites

We personally visit the properties favored according to our common criteria and get an idea of the location. In addition, we photograph and film the object and provide you with the results together with our assessment.

If you find pleasure in one or more apartments (or houses), a short-term arrival would be advisable. Together we visit the property and also the surrounding area so that you can get a feel for the property.

By the way: A short trip to Budapest is not expensive, we recommend flights with WizzAir (Hungarian airline), Eurowings or Ryan Air.

Direct negotiations with the seller

Depending on the market situation and the nature of the property, there is often room for negotiation, which we will test out for you. This is because investors have the advantage that payment can be made quickly and is not dependent on the goodwill of a bank – a common problem that causes transactions to fail. For the seller, this can be the deciding factor, even if a property is particularly sought after, for example.

Contracts in English

If the purchase is to be sealed, we use translation services and experienced bilingual lawyers to ensure that no misunderstandings arise when the contract is concluded. This includes, for example, checking whether there is a right of first refusal and whether the property is free of encumbrances and debts.

In the course of processing, payment dates are then determined and payment is made by you directly to the seller. As soon as you can prove that the payment has been made to the account specified in the contract, our lawyer can make the land registration.

In the end, we will receive the keys to the apartment for you and make sure that you receive the documents that document your ownership.

The starter package

Equipped with the documents and a power of attorney, we ensure that all necessary contracts are rewritten for you and the necessary payments are authorized by direct debit. Electricity, water, gas, internet, property management, etc.

The costs

Our fee for the consulting services provided
is performance-based and amounts to 3.5% of the purchase price plus VAT
PS: We receiveno Commission from the seller.

And how does it continue?

Maybe Budapest will be your new home office and you will live in this wonderful city temporarily or all year round. If not, a permanent rental is an option. And depending on the location and equipment of the apartment can also be interesting to rent to students or through AirBnB.
