Terms of Service

The following general terms and conditions (GTC) are the basis of the contractual relationship with our customers. The customer has recognized the inclusion of these terms and conditions as a basis for cooperation and has confirmed that he has been given a copy of these terms and conditions or that he has been advised of the possibility of viewing these terms and conditions on the Internet at www.budapest-invest.de.

§1 commission

Buying and selling

Indiveon eood Budapest Invest Office Magyarországi Fióktelep (hereinafter referred to as“Budapest Invest”) brokers the opportunity to conclude contracts (e.g. purchase and lease agreements) for residential and commercial buildings, apartments, houses, offices and commercial premises in Budapest. The customer undertakes, upon conclusion of a through the Budapest Invest brokered contract to pay a brokerage commission specified in the brokerage contract or in another agreement.

If such a commission has not been expressly agreed, the customer undertakes to pay a commission of 3.5% of the purchase price plus Sales tax to be paid, but at least EUR 3,500.

In the case of proof of the possibility of concluding a rental contract, the client / owner undertakes to pay a commission of 2 net rents plus sales tax (currently 27%) to be paid. This commission is charged by the client / owner, unless otherwise agreed.

§ 2 dual activity

The Company Budapest Invest may work for the seller / landlord as well as for the buyer / tenant.

All offers made are non-binding and subject to change. Prior sale and rental or leasing are expressly reserved. All information on the objects to be brokered is based on information from third parties. The company assumes responsibility for the correctness and completeness of this information Budapest Invest no guarantee or liability. The Company Budapest Invest is not obliged to check the information it receives from third parties. This is also not possible for her due to the large number of objects to be looked after.

§ 4 Offer & Disclosure Prohibition

All information including the property’s evidence of the company Budapest Invest are intended exclusively for the customer. This is expressly forbidden to access the property records and property information without the consent of the company Budapest Invest , which must be made in writing, to be passed on to third parties. If the customer violates this obligation and the third party or another person to whom the third party has passed on the information concludes the main contract, the customer is obliged to inform the company Budapest Invest the commission agreed with her plus VAT to be paid.

The Company Budapest Invest undertakes to treat all data that it receives in connection with its work, in particular the personal data of customers, confidentially. We would like to point out that all data are stored and kept in the data processing system.

§ 5 prior knowledge of an offer

Is the company’s customer Budapest Invest the offered object is already known, he undertakes to notify this immediately. If a corresponding prior knowledge notification is not made within a period of 10 days, the customer cannot refer to the prior knowledge.

§ 6 Severability Clause

Should any of the aforementioned provisions be ineffective, the validity of the remaining provisions remains unaffected. The ineffective or unenforceable provision shall be replaced by an effective and enforceable provision whose effect comes closest to the economic objective pursued by the contracting parties with the ineffective or unenforceable provision.
