Single apartments are particularly popular with students from Germany, especially medical students. We have already launched several apartments on the market, which are successfully rented out all year round and generate solid income. The key to success is location, quality and design.

We are building three separate apartments, each with its own entrance, on the floor plan of a 106 sqm apartment in an old building. This will create three separately rentable units that will be fully equipped. This means not only the furniture and the tailor-made kitchen with all appliances, but also all crockery and bedding, similar to a vacation apartment.

Floor plan and layout

The apartments each have a double bed, wardrobes, workspace, a complete kitchen with dishwasher, washing machine, stove, etc. and a bathroom with walk-in shower. The first apartment, which faces the inner courtyard, has 23 square meters. The other two apartments face a side street and, at 46 and 37 square meters respectively, have considerably more space and use it for an additional (sofa) bed and a separate area that serves as a kitchen + dining room.

Two apartments with shared kitchen

Due to the small floor area of 54 square meters, we decided to plan a shared kitchen here, while each apartment otherwise remains independent (each with its own bathroom).

Location: Volkstheaterstraße 27 (8th district)

The apartment is located on the third floor (with elevator) of an Art Nouveau building at Népszínház utca 27, just a few steps away from the entrance of Metro 4, but also Blaha Luijza Square with Metro 2, suburban trains and numerous bus lines is only a few meters away.

Purchase prices: Individually or as a package

The property can be purchased individually or in the form of a partnership, where the buyers are entered in the land register with their respective share of the area and the partnership is regulated in detail by a separate contract drawn up by a notary (purchase, sale, division of joint costs). This sample calculation shows the total return an investor can achieve if he buys the 3-apartment package for 453,000 € purchase price purchase price.

The calculation takes into account:

  • 5 % incidental purchase costs (1 % notary + 4 % land transfer tax)

  • Annual rent increase of 3 %

  • Increase in value of the property of 4.5 % per year

  • tax-free sale (after 5 or 10 years)

  • Determination of the absolute earnings and the annual return

This model calculation is based on ‘normal’ letting – therefore no seasonal fluctuations. 

With an annual total return of 7.5-7.8%, the investment is in a very attractive range for fully refurbished city center properties.

As the property consists of three separate apartments, the investor can later:

  • Sell individual units
  • Reallocate income
  • divide the property or transfer it into a partnership

This significantly increases exit flexibility.

Real performance -
Inflation protection for your capital

Property prices in Budapest have seen exceptionally strong growth over the last ten years. According to the Global Property Guide, real estate prices in Hungary rose by over 230 %which corresponds to an average annual increase of around 13-14 % corresponds.

Deflated by the consumer price index (CPI), this results in a real average annual real average annual increase in value of around 7-9 % for Budapest for Budapest – depending on the source and reference period.

Nevertheless, prices in the Hungarian capital remain low by European standards, which means that there is considerable potential in central and central locations. However, we assume that price momentum will flatten the higher prices rise – and assume an average scenario of 4.5% over the next few years.
