Making of: Two apartments for students on 66 square meters

The starting point: an apartment that had to be completely rethought
When we took it over, the apartment on József Boulevard was in a condition that might initially seem off-putting to many investors - but was ideal for us. There was nothing that could be meaningfully preserved.
Electrics, plumbing, heating, walls, floors - everything was outdated and had to be removed. For us, this means maximum freedom when planning new projects.
Two structural advantages were particularly crucial:
Two separate entrances – a rare but extremely valuable coincidence in a period property.
Kitchen and bathroom centrally located in the floor plan – this made it easier to later install two complete kitchens and two modern bathrooms.
These two factors enabled complete functional separation into two profitable entities.
The renovation: renew substance, preserve character
After the complete dismantling, a new screed was poured. We then laid a durable, waterproof SPC laminate with a wood look – durable, easy to clean and visually appealing.
An important part of our projects is the respectful treatment of historical substance. In Budapest, the old wooden windows are often listed as historical monuments, and in this project we have carefully restored them and equipped them with modern double glazing.
The result: energy efficiency without losing the character of the period property.

Design philosophy: value without luxury
When designing, we consciously focus on a concept that combines quality and comfort without resorting to unnecessarily expensive materials. For us, the key is not to install particularly luxurious components, but rather to create a harmonious, high-quality overall experience.
Our experience shows that this:
more careful, reliable tenants be addressed,
higher rental income can be achieved,
and the Wear and tear significantly reduced becomes.
The design is usually a mixture Furniture store (Ikea etc.), online shops and custom-made carpentry solutions together – wherever it makes functional and aesthetic sense. This is complemented by targeted lighting, coordinated colors and high-quality motif wallpapers that give the apartments character and atmosphere.
After all preparatory work was completed - including pipes, wall openings and air conditioning preparations - the surfaces were plastered and the windows were restored. The result is two compact, clear, modern residential units.


The target group: medical students and international tenants
A large proportion of our rentals are aimed at international students, especially at Semmelweis University. We achieve this for apartments of this type around €20 per square meter net – a very good value in the Budapest market.
International tenants appreciate:
the central location,
the quality of the equipment,
Reliability in administration and communication.
This results in predictable and attractive return potential for investors.
Why such projects are so exciting for investors
The combination of period property structure, location in the palace district and the possibility of creating two independent apartments from a larger unit leads to:
significantly higher total revenue,
lower vacancy risk,
attractive prospects for increasing value,
and a clear target group with stable demand.
Not every period property is suitable for this - but if the structure is right, the result is a highly attractive investment.
