Airbnb Rental: More 5-star Reviews with Furniture Upgrade
In this project, the location – in the 9th district, directly on the Danube – and the price were okay. The seller even described the apartment to us as “Airbnb Ready“ touted, but the first impression already showed us that a lot still needs to change here.
When we prepare apartments for short-term rental, two factors are particularly important:
- Visitors initially choose the apartment based on the location, but if the location is similar, the pictures decide. It is therefore important to choose the furnishings and colors so that attractive photos are possible. The images have a strong influence on the achievable price.
- On the one hand, the furniture has to look good, but at the same time it has to be quite stable and, above all, easy to clean. The apartment should fulfill what the pictures promise for as long as possible.
After all, there was no need for extensive renovation. Bathroom, floor, kitchen could stay. Hence the idea of trying a “furniture upgrade” without starting a major renovation project.
The apartment has now been on the market for some time and has earned an award as a “guest favorite”. Of course, this isn't solely due to the facility, but the reviews show that it plays a role.
Together with the customer, we decided on a blue accent color, which is reflected in the decorative wallpaper, armchairs and bedspread. Otherwise everything is as bright as possible, with some artificial botany and gold tones to loosen things up and add some 'warmth'.
What definitely had to go was the sofa bed - it was replaced by a king-size bed, otherwise there would be a risk of significant point deductions in the admission test, which is now mandatory in Hungary.
Another factor was the noise of the street in front of the building, which was initially very clearly audible through the balcony door and window. This was our biggest concern, because if guests were to highlight “loud traffic” in their reviews, it would be more difficult to rent or lower prices would be achieved.
Soundproofing measures are important for Airbnb apartments
Since such apartments are primarily used for sleeping, rest at night is of course a big issue. For this purpose, we replaced the outer window panes with double-glazed panes (but left the wooden frames) and reinforced the plastic door to the balcony with insulating material.
The effect was enough for the guests to even explicitly praise the quietness of the apartment.
The apartment is now to book on Airbnb.
