In this project, the location – in the 9th district, directly on the Danube – and the price were fine. The apartment was even advertised to us by the seller as“Airbnb-ready“, but even our first impression showed us that a lot still needed to change here.
When we prepare apartments for short-term rental, two factors are particularly important:
- Visitors initially choose an apartment based on its location, but if the location is similar, it is the pictures that decide. It is therefore important to choose the furnishings and color scheme in such a way that attractive photos are possible. The pictures have a strong influence on the achievable price.
- On the one hand, the furniture has to look good, but at the same time be quite sturdy and, above all, easy to clean. The apartment should fulfill what the pictures promise for as long as possible.
After all, there was no need for extensive refurbishment. The bathroom, floor and kitchen could remain. Hence the idea of trying a “furniture upgrade” here without starting a major renovation project straight away.
The apartment has now been on the market for some time and has earned itself an award as a “guest favorite”. Of course, this is not solely due to the furnishings, but the reviews show that it plays a role.
Together with the client, we opted for a blue accent color, which is reflected in the decorative wallpaper, armchairs and bedspread. Otherwise, everything should be as light as possible, with some artificial botanicals and gold tones to break things up and add a little ‘warmth’.
What definitely had to go was the sofa bed – it was replaced by a king-size bed, because otherwise there is a risk of significant point deductions in the approval test, which is now mandatory in Hungary.
Another factor was the noise from the road in front of the building, which was initially very audible through the balcony door and windows. This was our biggest concern, because if guests were to mention “noisy traffic” in the reviews, it would be more difficult to rent out the apartment or you would realize lower prices.
Noise protection measures are important for Airbnb apartments
As such apartments are primarily used for sleeping, a good night’s sleep is naturally a major issue. To this end, we replaced the outer window panes with double glazing (but left the wooden frames as they were) and reinforced the plastic door to the balcony with insulating material.
The effect was enough for guests to explicitly praise the tranquillity of the apartment.
The apartment can now be booked on Airbnb.
